I get this call at least once a month, usually a week or two after a kitchen remodel wraps up: “We just installed a $9,000 Wolf range and it keeps shutting off / tripping the breaker / throwing error codes.” The homeowner assumes the range is defective. Nine times out of ten, it isn’t. The range is doing exactly what it’s designed to do — the house just can’t feed it.
Every week I open up a dishwasher somewhere in Encino and find the same thing: white crust on the heating element, spray arm holes half-plugged with mineral, and a homeowner who’s been blaming the detergent.
It’s not the detergent. It’s the water.
LADWP supplies Encino with a blend, and a good chunk of it is San Fernando Valley groundwater. Groundwater picks up calcium and magnesium as it moves through rock, and by the time it reaches your kitchen, the Valley routinely runs 12 grains per gallon or more. For reference, anything above 10.5 grains is classified as “very hard.” Parts of the Westside get softer imported water. We don’t.
Before I started this company in 2011, I spent years as a factory technician for Sub-Zero and Thermador. I still do most of our Sub-Zero calls myself, and a big share of them come from the hills south of Ventura Boulevard: Royal Oaks, the streets off Hayvenhurst, up toward Mulholland. Big kitchens, built-in units, and a very predictable set of failures.
Here are the five I see constantly, what they cost, and the one case where I’ll tell you not to spend the money.
If you own a Samsung French door refrigerator made between 2014 and 2021, you’ve probably already dealt with ice maker problems — or you’re about to. This is one of the most common repair calls we get at Green Appliance Repair, and with Samsung’s recent service bulletins and the ongoing class-action settlement, I want to lay out exactly what’s going on and what your options are.
Samsung’s ice makers in their French door refrigerator lineup have a well-documented design flaw. The ice maker assembly freezes over internally, which causes a cascade of issues: the ice maker stops producing ice, existing ice clumps together into a solid block, water leaks into the refrigerator compartment, and in some cases, the freezer temperature rises enough to affect food safety.
One of the most common questions I get on a service call isn’t “Can you fix it?” — it’s “Should I even bother fixing it?”
It’s a fair question. Nobody wants to sink $400 into a dryer that’s going to die six months later. But nobody wants to drop $1,200 on a new dryer when a $180 repair would have bought them five more years, either.

These machines are built to a standard that mass-market brands simply don’t match — heavier-gauge stainless steel, commercial-grade components, dual compressors, infrared broilers, sealed vapor systems. They’re engineered to last 20 to 25 years.
But they’re not maintenance-free. And the maintenance they need is different from what you’d do on a standard Whirlpool or Samsung.
